Our Methodology: How FarmLandWize Calculates Farmland Estimates

Data Sources

Our farmland estimates are calculated using publicly available data from:
- USDA NASS: Land Values survey, Farm Production Expenditures, Census of Agriculture
- USDA ERS: Farm income and wealth statistics, cash rent surveys
- Federal Reserve: Agricultural finance data and farmland value indexes

Calculation Method

For each state, crop type, and acreage bracket combination, we calculate: price per acre (from NASS surveys adjusted for crop type premiums), total investment, estimated annual income (based on rental rates and crop budgets), ROI, cash rent per acre, and 5-year appreciation estimates.

Limitations

These are estimates for educational purposes. Actual farmland prices depend on specific location, soil quality, water access, improvements, and local market conditions. Always conduct thorough due diligence before purchasing farmland. Consult a qualified agricultural real estate professional.

Updates

We update our data annually when new USDA surveys are published. Current data reflects 2025 values.
